Step by Step Process of Buying a Home
Purchasing a home is typically the most significant financial investment made by an individual. Whether you’re a first-time home buyer or have previous experience, realtors recognize that buying a home is a significant decision and are eager to support you at every stage. Understanding the buying process, can help one understand what to expect when purchasing a home.
Saving for a Down Payment
Saving for a down payment is the first step when considering buying a home and is achieveable with the support of the Home Buyers' Plan (HBP), First-Time Home Buyers Incentive, First Home Saving Account, and the Canadian Mortgage Housing Corporation.
Getting Pre-Approved
Once you have money saved for a downpayment and transaction costs, it's time to get pre-approved for a mortgage. This process, while important, is straightforward and will state the purchase price you can qualify for based on the current interest rates and your financial status. This will provide the buyer with a clear financial picture and reduce stress.
Contacting a Realtor
Now it is time to call Jessica Dykes or fill out the Dream Home Finder form to find your dream home. She can send emails of all available homes for sale from MLS. As new homes for sale in Prince George become available and they meet your criteria, you will receive an email immediately.
Finding the Right Home
Jessica will prepare showings for all the properties you want to see and view them with you. During the showings, she commonly asks, "What do you like and don't you like about this home?" to find out what is important to you. Understanding what you want versus need is essential when comparing real estate in Prince George.
Making an Offer
When you are ready to make an offer, contact Jessica, and she will go through the offer process with you. During this time, she will ask you various questions and discuss the terms and conditions you should add to your offer, which will include financing, inspection, insurance, title, and property disclosure statement. Once the offer is written, she will review the contract to ensure you understand what you are signing and feel fully informed.
Finalize / Close the Deal
Once you have an accepted offer, you have roughly 10 to 14 days to fulfill your terms and conditions, also known as subjects. This is when inspections are completed. During the final step in the home buying process, you meet with your lawyer or notary to sign all the paperwork, including the mortgage documents and the transfer of ownership. Once this is done, the property is officially yours.
